FRUSTRATION and no one cares !!!

DON'T BUILD WITH PLANTATION HOMES if you are looking for an on-time quality build on a budget. I went with Plantation homes thinking it would be the quickest and most cost-effective way to build, big mistake and wrong on both accounts.

Firstly, on the timeline it has taken them 10 ten months to just get to the building phase then another 12 months since they started the construction phase and still no date to move in. I have now had 20 twenty months dealing with over 14 different people, so frustrating. Secondly on the cost, well I have moved 3 times in 20 months also spent over $50,000 on extra rent not budgeted for and furniture storage for 20 months. AS for the finish, well I have built several homes and the attention to detail is non-existent far too long a list to go into here, but the biggest disappointment is the finishes and painting .

Most other things they fixed or replaced. BUT i haven't moved in yet so reading others reviews apparently I'm still in for some shocks, to follow up, keep you posted.

Water flowing towards my house

They have built the lawn in such a way the slope is towards the house When ever it rains its flooding my back patio and my lawn is always wet My home inspector informed this earlier and when I mentioned this problem before signing , they convinced me they will take care of it But no luck , I have to live in this home in fear that my foundation may get spoiled And my lawn is never dry and I have misquote and insects all Over They know this will happen to me and still did it I would not recommend plantations

PBC represented they could build a house, similar to a completed model we were shown, within our budget. Paid $3,500 for a Professional Services Agreement. 4 months and 3 design iterations later, it was concluded PBC simply could not deliver anything near our stated budget, yet took no responsibility for the starting a project they knew, or certainly should have known, could not be completed within the stated parameters.

Complaint about sale representative at Towne lake

When we first enter the office our first statement was that wanted a Texas patio and room for a pool. The representative showed us a few lot and homes. We decided on 19115 Greenview Glen because he stated we could have both on the lot plus the home my wife desired. He also stated that there was a 7 foot easement so everything would fit. During the build meeting we found out that it was a 14 foot easement but he deflected and said that's not true he would check of it. After putting earnest money down and signing the contract then we find out yes its a 14 ft. easement. He also stated we could buy some of our easement back....wow! We then talked to our future neighbors and they told us he knew all along what the easement was and we were dupe. I just feel as though my wife didn't get the full story about the lot and teased us with the discount money and the idea that there was nothing he could do. He would not let talk to his supervisor and misled the situation.

Very unhappy with their performance

I'll start from the beginning. The first thing they screwed up was the master bath. When they framed it, it looked nothing like it was supposed to. They *** fixed it but the shower was all backwards and wrong. Second and most important was the brick color. I ordered a green/tan/off white color and ended up with an awful red. The lady who "helped" me pick my colors wrote the wrong thing. Then a leak in the shower and the ceiling. the oven was installed wrong and all the cabinets were stolen because they didn't bother to lock the doors. My move in date was postponed by at least 2 months.

While having the house built there were so many issues. The foreman chris never went by the house to check on it. We went to salesman with our complaints because they could not give out the foreman or anyones phone number. They charged us $4,000 and gave me a plastic freestanding tub that has a gap to see the inside of the foundation, they hand painted the mantle and put $1 lights in the stacked cabinets they charged 15,000 for. We paid $500.00 for a solid wood back door they put an interior panel door for the back door and so on and so on.. we paid for an inspector to come out and there were so many issues they didnt care to fix because they have there own inspections We walked away from the house losing 20,000 in option money which we knew but were told by todd the salesman we would get earnest money back. They refuse to give anything back. Plantation towne lake is a secret service. We finally found the sales manager brandon and “his boss” to only get lied to repeatedly.. brandon was suck a JERK. this company is a joke.

under contract. 3) Builder continuously scheduled 'Open Houses' while under contract Eight days prior to scheduled close date, builder cancelled contract and refuse to refund earnest money.

Ludicrous considering new home was sitting since June 2018 (over a year). We suspect they received a higher offer and accepted.

Our experience involved Plantation Homes in Mckinney - Breach of contract; 1) Earnest Funds (EF) were to be held in escrow until close - they cashed EF 21 days before escrow. 2) After accepting earnest funds, MLS remained in a status of Active vs. under contract. 3) Builder continuously scheduled 'Open Houses' while under contract Eight days prior to scheduled close date, builder cancelled contract and refused to refund earnest money. Ludicrous considering new home was sitting since June 2018 (over a year). We suspect they received a higher offer and accepted. Home advertised as having a clubhouse - but it doesn't!

Everything seems great at first, but once they cash your earnest money check and then collect design center money, they will put poor quality cabinets, flooring, paint, roofing, etc. and pretend it is what was picked at the design center. If you are unhappy they constantly threaten to keep your earnest money and other money deposits if you complain about the quality of the work. Stay as far away from this company as possible.

Plantation Homes Will Not Honor Build Warranty

We have a multitude of unresolved issues we reported to Plantation homes to be resolved under our 1 year warranty. As we informed them at the time, all the issues reported prior to close, prior to our 1 year warranty ending & during the warranty none our our warranty reported issues were addressed. Plantation did not contact, attempt to resolve issues and simply closed tickets even after contacting our Builder sales rep Keith Baxter & warranty rep. Matt..

During the warranty period multiple issues we reported to the builder for resolution, this included our wood flooring reported weeks before close & day of close. Matt informed the workers to replace most of our wood flooring at the time, none of which was ever corrected.

*Our roof has an un-supported section caving in -re ported not correctively address still sinking

*Our Guest shower wall was torn down - entire base & side of wall has cracked / can fit 2 nickels within base of shower - multiple plumbers have stated not to use shower / plus smell at this time. Have pictures that the protective lining was cut too short - per plumber the liner should be 12 - 18 inches from base not done. * Tiles in Guest bath room stair step to door - flooring is buckled. * Shower does not drain well - flat floor / water stays in shower.

*Water & hot water distribution issues - when turn on water lines water pressure is not excising.

Tile/Flooring/Carpet company inspector has marked and noted all issues / Plantation has informed them not to perform any work per manager call

* Multiple hollow tiles through out the house, carpet that is bulged / un-even under carpet mat.

*Tub grout in Master not installed correctly cracked thinly applied

--- Builder has added damage to floor from workers refused to fix---

*Fireplace that has made a very loud bag / issue breaks all refractories within the unit - every instance. Plantation said this is normal wear and tear / not normal since this occurs after 1st time use and every time after refractory replaced. Refused to fix, I got installing facility to fix once but issue still persists.

* No front exterior up-light installed with our light package as per model - Reported during build time / were sent an email for an additional $400 per Keith Baxter even though this is included with light package. Neighbors house build at same time / same model has light!

* No light switch installed in side entrance of garage. Were told to buy a wall stick on light by Chris Terhune & Rudy

* Yard grading / leveling never performed - erosion in multiple areas

* Brick is cracking / breaking on side of house refused to address

* Faulty light on 2nd story landing - refused to address

* Front door has rounded corners from installation & damaged button portion from replacement of broken door sweep. * Interior door damaged during build process were never replaced

* Multiple door frames were cut to short on one side - heavily filled with caulking

* Outlet in butler pantry was not installed according to code per inspector - non GFI / outlet was installed too close to cabinet ledge an we noted to builder a child can easily be burned or hurt due to easy access to unit power cable.

* Water lines installed externally , water lines were freezing Plantation stated these were installed correctly - 3rd party plumber was surprised passed inspection - un-insulated un-heated area refused to fix. I got installing facility manager to look at issue - manager admitted lines were installed incorrectly moved lines - only way we got this fixed is due to constant calling to installing facility for manager to look at issue.

* A/C / Heating unit has failed for over a week - unit had leak from install 1 instance, incorrectly installed valve caused issue to burn out motor and lock up unit. House is not evenly cooling / heating on going

* Exhaust vents that constantly flap will not address.

* Builder installed desk on 2nd landing damaged by workers placing tools & tearing siding apart - refuse to fix

* Painter damaged railing with ladder - refuse to fix

* Ball & spring retainers on doors missing / broken never addressed since walk through - multiple ticket entered.

**All together we are looking at over $85,000 in repairs & items not installed at the build time. Platation Homes / McGuyer Homebuilders will not honor any of the warranty detailed items noted in there warranty book or pre-closed items noted are repair / replace. Unscrupulous builder that will take your money and not deliver the product or service that was promised, very poor business when Division President Rudy J. Pospisil & Project Manager Chris Terhune Both inform the customer you bought the house it's your problem not ours even though the house was still in warraty.

Our home is Coventry in the Canyon Falls development in Argyle...same builder as Plantation. They do not honor the warranty or the contract.

We have been in arbitration for nearly 18 months, had to buy a house to live in.

The $690,000.00 we have in our home is a total loss for us. They have not done any testing nor have they bothered to even be present when the testing/remediation was done...they just deny the conclusion of numerous experts.

Hello, we bought a home in 2015 and had to buy a house to live in this October to live in as ours is full of mold. Water comes up through the foundation, I guess they did not use a moisture barrier.

I am trying to get a Class Action against them to prevent them from having forced arbitration in their contracts. We have been in a legal battle for nearly two years and this company needs to be stopped from harming more families. I am also trying to get State lawmakers to address it. Please let me know if you or any of your neighbors would like to join.

KB Homes was stopped from this practice years ago because homeowners got together and took them to court. MHI has no shame.

Didn't think of that, thank you. I reported to the TX Atty Gen, they have a file started on them. I also have involved lawmakers in Texas as we are not an isolated case.

I am very concerned for my clients who just started the process of buiding with Plantation even at the recommendation not to sign anything without reviweing with me as their realtor and with their real estate attorney. The sales consultant at the Hidden Lakes location in League City is very, very rude, arrogant and deceitful.

She told my clients that if they left their realtor out of the process then Plantation would give them a 3.5% discount off their base price! Then she proceeds to tell my clients that Plantation and Coventry sales consultants DO NOT LISTEN to consumer realtors!! I was livid! I put her on speaker phone with her manager, the clients and myself and had the clients ask her to repeat what she told them and she of course denied that she said it even when my clients called her out on it.

Bottom line, do your due diligence when it comes to builders. Look at their BBB ratings and reviews, look on line and search for any lawsuits against named builders and know exactly what you are signing. Dont let that cute little 24 yr old long legged sales rep flirt you out of all your hard earned savings!!!

Buyer beware with all builders. Shady, unethical and decietful!!

The mold returned because the slab itself is wicking water up through it and the amount of movement in a short amount of time has resulted in rafters splitting apart and from the roof itself. We filed a lawsuit and have been in arbitration for over a year now, they have accepted zero responsibility for the death trap they built. I have been able to get a state senator to hear me and I am trying to get legislation that would prevent MHI/Plantation/Coventry from putting an arbitration clause in their contracts. Ethical builders should not need to worry about lawsuits if they stand behind their product.

This builder does not and the arbitration clause prevents homeowners with legitimate claims to get a remedy and justice. It also violates our 7th Amendment right as it denies homeowners the right to a trial. I'm searching for homeowners to join me in getting justice and protecting the rights and health of future homeowners. A class action suit was brought against KB Homes in Texas and they can no longer have forced arbitration.

We have a home that we have put a total of $690k into...not accounting for the remediation and repairs to drywall that had to be removed and we cannot live in it. Two structural engineers have said it's a "tear down" and the mold expert has said there is no way to prevent the mold from continuing to grow unless the 4300 sqft house is gutted completely.

You are not alone. I worked there for 5 years and experienced the poor treatment of builder to owner not to mentioned what they preach to sales team about intergtity and workmanship all BS Rudy cares only for the bottom line and blames all problems on the sales person This is true.

That is correct. Rudy is full of BS and only cares for bottom line.

And your right the sales person is blamed for not setting expectations and not getting rave reviews from buyers when the builder has caused the problems.

They are a joke and a horrible builder to work for and buy from. They are becoming the new Grand Homes of this decade

Contract Details

Make sure you read "word for word" what this builder is proposing to build and what exactly is included in the Contract. They leave A LOT out of the proposal so by the end of the build you are up for thousands of dollars you didn't budget for. I found the staff in their head office in Brisbane to be rude and condescending. Luckily I stopped my son from proceeding with building with them. No one has followed up with us as we didn't sign the contract. They are clearly having no trouble getting people to sign with their company to build homes. Personally I found them difficult to deal with and a bit pushy quite honestly.

I will never purchase a Plantation Home after reviewing many complaints online. They almost had us on a new home that has been sitting over a year - that was sign #1! More likely than not, your family saved THOUSANDS by walking away.

Worst company I ever dealt with. Things got complicated near closing, at no fault of mine, and they don’t want to return the down payment of the option money.

Contract is vague and now I have to take them to court. Dealt with Brad Kornegay and Christian Leach; they were disrespectful, and I had the worst customer service.

Our Mirage was just a Mirage

we needed a standard build over sewer Plantation demanded 2.5 times greater fill cover than the Australian standard. It would have put our pad 800mm above the street, required importation of 1000m3 of fill and a 4m high retaining wall.

To decide this they wasted 5 months for us and thousands in rent and interest. I honestly would not bother unless it was a new estate. Just assume the project managers don’t have enough time to think about your job or enough interest to help you.

To compound it all nothing was written down despite repeated requests and the requirements kept changing. We got the hint.
